What does a BUYER need to do before closing?
- Purchase Homeowners Insurance – (the amount of insurance and sufficiency will be determined by the Lender.
- Forward the Certificate of Insurance (or Binder) to our office at least 10 days prior to closing. Please note that the insurance binder must contain the correct mortgagee clause (said information can be received by calling this office).
What does a BUYER need to bring to the closing?
- Two (2) forms of identification. Acceptable forms include a valid drivers license, passport, green card, and social security card.
- Get a Bank check payable to the buyer?s name (which will be endorsed at the closing). The amount of the check will be indicated on Line 303 of the HUD Settlement Statement (said HUD will be provided to you in advance by this office).
- Bring a personal check in the event adjustments need to be made at the closing.
What does the Seller need to do before closing?
- Schedule the following:
- Smoke Detector Inspection
- Final Water and Sewer Bill
- Provide our office with a copy of the most recent tax bill.
- Fill in the payoff authorization request form and return to our office at least 10 business days prior to closing.
- Prepare a copy of the Deed. This office will prepare a copy of the Deed for a charge of $125.00.
- Obtain a 6D Certificate from the Condominium Association (if a Condominium).
What does the Seller need to bring to the closing?
- Identification
- Smoke Detector Certificate
- Final Water/Sewer Bill
- Executed Deed
- 6D Certificate (if applicable)
